How much does a new roof cost in NZ?

The honest answer is that it depends on your roof. As a very rough guide, many new roofs in New Zealand land somewhere between the low thousands for a small, simple job and well into five figures for a big or complex one. Size, pitch, access, material and the state of the timber beneath all move the number, so the only accurate price is a free, measured quote.

Why there is no single price

Every roof is different, so anyone who quotes you a flat per-metre figure over the phone is guessing. Two houses on the same street can come in thousands of dollars apart once you factor in the pitch, the access and what is going on underneath.

We would rather give you a real number than a hopeful one. That means getting up on the roof, measuring it properly and looking at the parts most people never see. It costs you nothing and it means the figure you get is the figure you pay.

What drives the price of a new roof

If you want to understand where the money goes, these are the big levers. The more of them stacked against a job, the higher the number climbs.

  • Roof size: the total square metres of roof area, measured on the slope, not the floor plan.
  • Pitch and complexity: steep roofs, multiple gables, valleys and dormers all take longer and need more flashings.
  • Access and scaffold: a single-storey house on a flat section is cheap to work on; a two or three-storey home, or a tight site that needs scaffold, adds real cost.
  • Number of storeys: height means more safety gear, more handling and more time.
  • Material and profile: the roofing material and profile you choose sets a big part of the bill.
  • Condition of the structure beneath: if the purlins, battens or underlay need attention once we are up there, that adds to the job.
  • Flashings and penetrations: chimneys, skylights, vents and complex junctions all need detailing properly.
  • Add-ons: new spouting, downpipes, insulation or ventilation can be bundled in while we are on site.

New build versus replacing an existing roof

A brand-new roof on a new build is a different job to replacing one on an existing house. On a new build there is nothing to strip off and cart away, and the structure is fresh. On an existing home you are usually looking at a re-roof, which includes removing and disposing of the old roof first.
